Presentation
We will present our concept: including planning, design and a construction programme.
Offer
Immediately following our presentation, we will present our offer. Our offer will be Subject to Planning.
Agreement
If the offer is accepted, then we would ask for you to instruct your chosen solicitor.
Heads of Terms
We will draw up draft heads of terms for the transaction. The document is circulated to all parties for approval.
Due Diligence
Property information is gathered by solicitors and contracts prepared for exchange.
Exchange
Exchange typically takes place 30 days after solicitors have been instructed.
Complete
Completion (at which time the full balance of the purchase price is payable) takes place at the end of the judicial review period or when the planning permission becomes unchallengeable (usually six weeks after planning is granted).
We ask landowners to produce their own expectations of value. In our experience we find that it is most beneficial for landowners to outline their expected values at the outset.
You don't need to pay for anything. We will even pay for your legal fees. You will continue to own the land until we have paid in full on completion.
